The project comprises 279 new rental apartments in total, along with several commercial premises. Six larger five-room apartments are in two-storey courtyard houses. The apartments are clean-lined and space-efficient, with considered materials and smart features for a comfortable, sustainable everyday life.
The apartments
The apartments have single-strip oak parquet and kitchens with quartz worktops, induction hobs and fan ovens. Bathrooms are fully tiled with underfloor heating and have a washing machine and tumble dryer or a combined machine. The listings on HomeQ include a filmed viewing of a reference apartment. The layout may differ from the apartment you apply for.
The area
Nykvarn’s centre is developing, with new homes and premises being added and more services on the way. ICA, Systembolaget, a pharmacy, library, shops and restaurants are close by, and the forest is just around the corner. Nykvarn station is within easy reach.
Rent discount until 2029
The advertised rent includes a 12 per cent discount until 31 December 2026. In 2027 the discount is 9 per cent, after which it is gradually reduced until 2029, when the standard rent applies. The rent is set at the 2026 level and was negotiated with the Swedish Union of Tenants.
Sustainable living
The building is highly energy efficient, combining geothermal heating with solar panels, and is built with a circular construction system designed to be reused in the future. Water-based underfloor heating, low-flow taps and individual metering keep running costs and consumption down.
Digital access
You open the entrance and shared spaces with your phone through Parakey’s lock system. When you move in, you become administrator in the Parakey app and can share digital keys with family and friends. The lock works over Bluetooth, so no internet connection is needed. The apartment also comes with three physical keys.
