Sveaviken Bostad is spinning off its management arm into the new company Sveaviken PM, which remains within the group as a wholly owned subsidiary of SIBS AB. With data-driven property management built on a digital ecosystem with open source code, the company offers more efficient management that lowers costs, raises net operating income and creates higher customer satisfaction for property owners across Sweden.
Sveaviken PM is a new, independent player in the property management market. Drawing inspiration from hospitality, digital healthcare and e-commerce, the company has developed an entirely new management concept built on a digital ecosystem. Its open source code allows services to be integrated easily and brings all property data together in one place. Some twenty systems are already integrated into the platform, enabling data-driven management that reduces administration, manual processes and unnecessary site visits.
We want to offer tomorrow’s property management today. With an entirely new concept built on automation and systems that talk to each other, we make faster, more accessible service possible for residents and higher net operating income for property owners, which increases property values. There is great interest in our digitalised management, which made the decision to open up to more clients an easy one.
Peter Backström, CEO of Sveaviken PM
The platform gives property owners a comprehensive overview and data-based insights into how their properties are run and perform, while residents get fast, personal service around the clock directly in a tenant app. With a market-leading AI-based chatbot, self-help instruction videos and bookable video calls for resolving reported issues, the platform creates high customer satisfaction while reducing the need for physical site visits. This saves both time and money and cuts transport emissions.
Through an integrated solution for digital assistance, Sveaviken PM’s measurements show that only three per cent of all visits to the tenant app lead to physical interaction. Overall, the high level of digital service is estimated to reduce site visits by 40 to 70 per cent compared with traditional management, which is reflected in the owner’s management costs and in the tenant’s experience.
Sveaviken PM currently manages apartments and premises corresponding to 63,000 square metres of residential space and 9,000 square metres of commercial space, and handles financial management for some seventy property companies across the country, while being well positioned for strong growth. Within existing partnerships the company will more than double the number of homes and premises under management over the coming twelve months.
The fact that most of our management is handled automatically and digitally means we can easily take on new management assignments across Sweden at short notice and without growing pains. That growth will bring further property data and even better management for residents and property owners alike.
